What is FHA?
FHA stands for
Federal Housing Administration.
The Federal Housing
Administration,
generally known as "FHA", provides mortgage insurance on loans made by
FHA-approved lenders throughout the United States and its territories.
FHA insures mortgages on single family, multifamily, manufactured homes and hospitals. It is the largest insurer of mortgages in the world; insuring over 34 million properties since its inception in 1934.
Why FHA?
FHA is Easy!
Qualifying for an FHA loan is typically easier than for a
“Conventional”
loan. Down payments are lower and can be “gifts”
from close friends or relatives, and can even be grants or loans from
Housing Agencies such as Delaware Bond and CDA.
The Mortgage Insurance on FHA loans is usually much less
expensive than for conventional loans. FHA also allows sellers to
pay up to 6%
of the purchase price towards a buyer’s closing costs.
This allows buyers to purchase a home with significantly less
money out of pocket than a conventional loan.
FHA also allows financing of
Doublewide
Manufactured Homes
that
meet their guidelines. Many conventional lenders are
not
financing
Manufactured Homes any more.
